1. This tool provides estimates only — not official EPC certificates.
2. Only an accredited Domestic Energy Assessor (DEA) can produce a legally valid EPC.
3. Results are based on the information you provide and may differ from an official assessment.
4. Property value estimates and their ranges are indicative, not formal valuations or advice on an asking price, purchase offer or mortgage. Commission a qualified surveyor for a formal valuation.
5. Where other duvet tools display home-improvement costs or grant eligibility, costs are indicative and eligibility must be checked with the scheme provider. The combined EPC and valuation tool does not provide improvement quotes or determine grant eligibility.

3. Acceptable Use

You agree to use this tool for its intended purpose of estimating home energy performance and property value. You may not scrape data from this tool or attempt to reverse-engineer the calculation methodology.

4. Limitation of Liability

We are not liable for any financial losses or decisions made based on the indicative estimates provided by this tool.
